AC Lawrence led the real estate panel at the CUNY Conference on Asian American Economic Empowerment 2 weeks ago. Sales associates Elizabeth Cho and Delvis Estrada spoke at the panel.

Joyce Moy, the Executive Director at the Asian American/ Asian Research Institute (AAARI), sponsored the event. Moy commented, "This is the 2nd annual conference and due to a high demand on the real estate panel, I had to make sure that AC Lawrence was there to present again." President of Sales and Partner Antonio del Rosario ran the seminar last year, "I wanted to have 2 of my best agents in sales, rentals and investments there to educate the Asian community."

What made you decide to get into real estate?
I've been in the music business for years, and have developed a crazy work ethic. I've also learned how to really assess what people want, and do my best to give it to them. There are a lot of similarities in these two businesses except, in the real estate world how much time you put in directly reflects how much money you make.

Who inspires you?
I'm inspired by everyone around me, especially my parents! Also I'm inspired by success, which often comes from people I work with at AC Lawrence.

What pushes you to the next level?
I hate to be driven by money, but right now chasing money is pushing me to the next level. I'm sure once I'm stable financially that might change.

What is the hottest deal you have made to date?

AC Lawrence Real Estate Reports Record Number Of Sales And Rentals

A.C. Lawrence Real Estate reports a record number of sales contract and closed rentals for the short month of February. Average rentals is $2,100 mostly studios and 1 bedroom. Average contract signed price is $715,000 mostly in Manhattan with 2 bedrooms.

Two signed contracts were in Harlem, which is unusual for this boutique downtown firm. Revenue and number of deals doubled for the 5-year-old firm, compared to February of last year.

"Buyers are realizing this market is flat, will remain flat for a while but interest rates will soon rise, which means it will cost them if they wait. Sellers have also become realistic with their price with one of our listings going into contract for $150,000 below the original price. We always give the correct market price for either the buyer or the seller, the difference is now they're listening," comments Antonio del Rosario, President of Sales at A.C. Lawrence Real Estate.

Time To Relist?

Positive signs in the market are attracting the attention of the many New Yorkers who wanted to sell their apartments, but took them off the market last year in the midst of the recession.

With the market now showing signs of improvement, many of these homeowners are considering relisting their homes.

"Sellers feel the market is stronger than it was last year," said Kyle Blackmon, a vice president at Brown Harris Stevens.

Their decisions could have far-reaching consequences for the Manhattan market in the coming months. Inventory has declined for the past few quarters (see "The inventory squeeze"), which has helped to create urgency in the market and prevent further price drops. But a large number of units reentering the market at once could reverse some of that progress.

In deciding whether to put their homes on the market, sellers are weighing several factors. (more ...)

Residential brokers spiff up their websites

Local residential brokerage firms are embracing technology in a move to remain competitive and lure buyers to their Web sites.

Elika Associates, a small Manhattan-based brokerage catering to just buyers, is the latest firm to launch what has become known as a virtual office Web site, or VOW, feature to its regular Web site. Visitors who register for the service on the Elika Web site will be able to browse property listings citywide from different brokerages. The feature helps brokerage firms compete against third-party sites like StreetEasy.com, which allows buyers to search for different properties across the city for free. So far, the new offering is being well received-95 individuals have registered for the feature since it launched a week and a half ago and the average time spent on the site by a user is 10 minutes, according to Gea Elika, founder of the brokerage.

"The great thing about VOW is it is provides accurate, updated and complete information," said Mr. Elika. (more ...)

VOW Launched

AC Lawrence announced its Virtual Office Website, of VOW, is now up and running.

The VOW will allow users to browse all the industry's listings without leaving the AC Lawrence's website.

Follow an audit by REBNY, AC Lawrence has 40 agents working from home sites. Sales President Antonio del Rosario said that, within two days of activation, 23 people had signed up for the site.

The site has about 25,000 listings and 15,000 rentals.

Brokers With Lofty Ambitions

AC Lawrence Realty has just gone to contract on a Tribeca Loft at just under $1 million.

Delvis Estrada, Jennifer Ferland, Jamie Lee, Carleen McManus strucked the deal two weeks after taking over the listing from another brokerage which had listed the 1,300 sq.ft. one bedroom at 261 Broadway for $1.3 million.

AC Lawrence sales president Antonio del Rosario said he'd picked up the listing from a friend while getting his haircut.

"We received the listing after another broker had it for three months. It was at a higher price, it was messy and had no floor plans available for the buyers to see," said del Rosario. "So we cleaned it up, had gorgeous pictures taken, had an achitect do different renderings of the floor plan, and we opened with a wine tastings. The property received an offer two weeks into the market during the holidays."

The unit was the only Tribeca loft priced under a million at the time it was released in the market.

"You get truffles shaved in front of you and the food, service and ambience are truly unparalleled," said del Rosario, who found the three star French restaurant so romantic, he actually re-proposed to his wife there.

The AC Lawrence director of sales recalled "I kneeled and gave her another ring. Chef Boulud came out and gave us a tour of hi sacred kitchen.

"That night was magical. Even though we live mearby, it took us two hours to get home holding hands, interrupted by some smooches."

The Manhattan-based firm will implement its VOW company-wide, rather than by agent only, making it the first to do so in New York City, according to Antonio del Rosario, president of the sales division at the nearly 40-agent firm.

A VOW provides an opportunity for the boutique residential firm to keep apace with its larger rivals, del Rosario told The Real Deal. "It's really a no-brainer... the virtual office Web site levels the playing field for all the firms," he said.

The VOW approach is still a relatively new innovation in New York City, following a recent settlement between the Department of Justice and the National Association of Realtors. (more ...)

My interest in the real estate industry started when I would always find the best quality bargain deals for myself and others. This was around the same time I had an injury and could not play actively on the varsity basketball team. This was awesome timing; I had more free time, besides college work, and I decided to get my license and focus on real estate part time. Everyone inspires me; I could go down a list. But in all honestly, I keep an open mind.

Reality itself. My father passed away suddenly three years ago, and his passing changed me forever. Weinstein Mulls Future at MAI

Jerry Weinstein, the man credited with creating one of the city's most successful brokerages, admitted this week his company's future remains in flux.

The 25-year old company rlast month hired the owners of the boutique firm A.C. Lawrence & Co. Real Estate to help get MAI back on track after a series of bombshell allegations over bounced checks and spiralling overheads. Both sides said that A.C. Lawrence is considering acquiring or merging with MAI.

There was still no word last week on when and if the deal will officially happen, however. "I don't have anything of substance (to report) right now," Weinstein told Brokers Weekly.

Weinstein said MAI is still in talks with A.C. Lawrence while also considering "all opportunities to grow." An announcement may not come until January, Weinstein said.

MAI was formed in 1984 by Weinstein, who got his start in the industry renting apartment in a small brokerage house on the Upper East Side. (more ...)

With housing prices declining in New York City, Lori Leach figured it would be easy to persuade her landlord to reduce her rent.

So she set out to find comparable rents for apartments like hers: a one-bedroom in a small Yorkville elevator building. She figured she could pare at least $300 from her monthly payout of $2,525.

Instead, she noticed that prices for co-ops were also low - low enough for her to afford to buy one.

"I never in a million years thought I would be able to own in the city," Ms. Leach said. She had always felt bad "writing that rent check every month and not having anything to show for it at the end," she said.

Ms. Leach, 35, comes from Jackson, a small town in southern Ohio. She studied accounting at Ohio State University in Columbus, and then lived mostly in Cleveland. Manhattan Apartments struggles in downturn, but a merger may help the teetering brokerage

Manhattan Apartments founder Jerry Weinstein A few months ago, Michele Colen found the apartment she had been searching for: a newly renovated, no-fee Upper East Side studio in a building that welcomed Leo, her golden retriever-dachshund mix.

That day, she swiped her debit card twice: once for the security deposit, and once for the first month's rent, plus a $50 credit check fee. Her bank statement showed that the funds had left her account, so she was baffled when, a month after moving in, she received a statement from her landlord showing an outstanding balance.

It turned out the $1,500 security deposit check that Manhattan Apartments Inc. -- her real estate firm, also known as MAI -- had written to the landlord on her behalf had bounced.

She contacted MAI, demanding to know what happened to her money. (more ...)

Manhattan's fringe markets may not have the level of momentum they did 18 months ago, when escalating prices were pushing buyers further away from prime areas, but they are weathering the shaky economy. And brokers say the movement in these markets - places like Williamsburg, Harlem and Long Island City - can be attributed to one thing: value.

Buyers in today's market don't just want a home - they want a bargain. While price corrections in prime neighborhoods have returned some buyers to the most desirable Manhattan markets, the best bang for the buck still remains in fringe areas. In an economy where every dollar counts, that's driving some interest.

"You get the same or better quality project at a better cost than you can get across the river," said CORE Group's Doug Bowen, who is handling sales at Williamsburg's 125 North 10th. (more ...)

Zhann Jochinke, an associate broker at Argo Residential, put an alcove studio on the market last year for $525,000. But the offers that came in were as low as $390,000. "People were putting bids out there just to see if the person had to sell," he recalled. More recently, however, he convinced the seller to drop the price to around $490,000. Offers began coming in at "5 percent or less off the asking price," he said. Now, the listing is in contract, and expected to close in the next month. "Earlier in the year, recent comps were being considered, and then 10, 15, 20 percent was being subtracted to set a reasonable asking price," Jochinke said.

As a result, Antonio del Rosario, the President of Sales Division of A.C. Lawrence, said he's now seeing accepted offers come in within 2 percent of the asking price, or "many times, at the asking price," he said, adding, "I'm seeing a lot of sellers align with the market. (more ...)

The event was held this past weekend at the Creek Theatre.

The marathon reading included 8 plays over 24 hours, 20 actors reading 300 roles and with Richard III and Henry V being read at 1am in the morning! "I love Shakespeare's wisdom and the Judith Shakespeare Company is worthy cause since they've helped so many young people get excited with Shakespeare.

The not-for-profit sector has been one of the worst hit by the economic downturn and we in the real estate industry has an obligation to help out our arts and education programs." In today's troubled real estate market, short sales could be lumped into the same category as buyers or ample lines of credit. In other words: they are a "necessity," says Antonio G. del Rosario, President of Sales for A.C. Lawrence and Company. "I had never seen a short sale pre-Lehman Brothers," he said. "Three months later, short sales are almost everywhere. We've become like the rest of the country."

"Rarely is there a foreclosure in New York City because of the predominance of co-ops, but I have seen and worked with several short sales in the past five months," del Rosario said, adding that he is aware of eight or so in the Financial District and about a dozen in the Midtown West area. "There is so much to celebrate with the arrival of my second son and his baptism, my birthday which reminds me of how much hair I'm loosing with every deal closed and a record breaking quarter at AC Lawrence, not to mention the stock market and the economy showing signs of recovery all over the country.

A.C Lawrence Acquires Antonio G. del Rosario As New President of Sales

A.C. Lawrence, a boutique residential real estate company, has officially announced its new President of Sales as Antonio G. del Rosario, former right hand man of Barak Dunayer from Barak Realty.

While at Barak Realty for 3 years, Mr. del Rosario tripled its revenue and quadrupled its number of agents. He says he intends to do the same with A.C. Lawrence but having ownership of the firm instead of being under salary. Barak Dunayer of Barak Realty was unwilling to share any equity of his firm. "This is the best time to own your own business if you know what you're doing - a recession is a terrible thing to waste," comments Mr. del Rosario.
